This Jefferson property had been overlooked by developer after developer. Odd shaped. Narrow lots. Existing buildings (tear downs to most). Little or no street frontage. Vehicular circulation that would seem to overwhelm the site. Incompetent soil from grade to -12’ of the site. Grade changes that challenged the obvious benefits and a long steep Ballona adjacency imaged by others are terrible drawback.

Our proposal turned all of those issue on the heads. We envisioned the Ballona adjacency as a tremendous benefit and with north facing frontage that is ideal for light and glass and views to the Santa Monica Mountains. Discrete buildings, each with their own identity, perfect for a multi-tenant or single tenant user with various programmatic needs. The soils removal yielded a perfect subterranean parking volume that ends up having a magical open north exposure to the creek, north light.
